Episode 38 is the recording of the first half of the speech delivered by Mr. Ku Swee Yong, CEO of International Property Advisor Pte Ltd, at the SMART Expo on October 5, 2019.
His presentation “Old Wives Tales About The Residential Property Market” is busting the six biggest property myths in the industry:
– 1st Myth: Singapore is land scarce.
– 2nd Myth: If you open doors, they will flood in!
– 3rd Myth: Real estate is a hedge against inflation!
– 4th Myth: Wealthiest people made money in real estate!
– 5th Myth: Better buy than rent!
– 6th Myth: Own multiple properties with no money!
This video will cover the first three property myths. Look out for Part II of the presentation in the next episode for the remaining ones.

Hi Vina, I really like your YouTube videos where you say it as it is and expose what is really going on in the property market.
I wonder if you are willing to share your views on mixed development projects like Woodleigh Residences and Sengkang Grand Residences as investment properties. Are such developments worth the premium in price over nearby condo projects?

Thanks for your message.
I don’t comment on individual projects as I am not a property agent earning commissions. My views on whether it’s worth buying new launch projects are fully expressed in my blog and my youtube channel. But I have reservations on investing in mixed development because of potential problems in security and future en bloc. I will explain more in my coming workshop “How to Buy Good Quality Properties” on November 16.
