I am updating my presentation content for the How to Buy Good Quality Properties Workshop held next Saturday (January 12).
As usual, I will show participants how to read a property brochure and pick the best unit in the whole project in 5 minutes – by studying the environment, siteplan and floorplans.
Since I don’t make any commission out of marketing properties, I will be very straightforward in highlighting things that property agents won’t tell buyers, especially poor location, bad facing, undesirable object, fengshui taboo, impractical design and bad layout.
In other words, what kind of houses, projects, blocks and flats you can or cannot buy as a home buyer. I have gone to hundreds of flat viewings. I saw how people who have money to buy doesn’t necessarily mean they know how to buy the right thing. Afterall, good budget and good taste are two different things.

This time I want to use new launch projects as case studies in class, for two reasons:
1) Participants can visit the sales galleries later to practice what they have learned from the workshop; and

I was thinking what about Garden Residences? I have impression that Keppel and Wingtai should have good reputation? Possible to discuss developers reputation and can we also add smaller developments (with less than 50 or less than 100 units) for discussion?

Hi Jay, thanks for signing up. I would try my best to cover projects that most people know, particularly those that have big fengshui problems.
Besides the developer, the main contractor they are engaging also matters. Even the best developer or contractor can have good and bad quality projects. If you have any project in mind, you can check with Tan Wee Kwang from Absolute Inspection personally. He will speak at the Year of the Pig Seminar on Jan 19.

I wonder if u can do a video/seminar on MM2H for singaporeans here. With the recent news about HDB flat becoming zero value at its terminal stage, it is scary that when one reach 50’s to 60’s instead of enjoying retirement, they worry about a roof over their head.
I heard buying freehold single/double storey houses in JB is a good option in the range of 500,000Rm .
Maybe you can conduct a site visit so that we can learn more than a classroom setting.

I think this is more of personal preference. Don’t forget that when you buy an HDB flat first hand from the government, you are basically enjoying subsidized housing all your life. Not many can live beyond 99 years. Whether you buy freehold or leasehold, HDB, condo or landed, your home will grow old and depreciate anyway.
There is no perfect government in this world, including housing policy, foreign buyer restrictions, building construction quality, etc. From past history and experience over teh years, I have more trust on the Singapore side.
