Time flies. Since the setup of Property Club Singapore in April 2014, I have organized seven talks, run five workshops and spoken in seven property events.
During this time, I have the privilege to find topics of common interests for property buyers and owners; get to know industry experts while inviting them to speak; and benefit from these gurus through their generous sharing of their rich knowledge and experience.
Property Data and Resources Talk
There was one talk which we had only one speaker to take the stage from beginning till the end. But it didn’t end up to be a dry session. On the contrary, there were so much useful property data and insights shared that the audience was reluctant to leave when the talk was over. Many stayed behind to ask the speaker more questions. At the end, the event was overrun for 1½ hours.
Yes, I am talking about the Property Market Data and Resources for End Users talk held in September last year. The speaker was Jeremy Lee, Co-founder and Chief Technology Officer of StreetSine Technology or better known as SRX Property.
Most people know SRX from their monthly published SRX SPI (Singapore Real Estate Exchange Property Index). They release figures on both HDB flats and private non-landed properties; on both resale and rental units. SPI is arguably the most representative property data in Singapore for two reasons:
1. Resale and rental data are collected from 14 biggest property agencies in real-time; and
2. It is the only property index that covers non-caveated transactions besides URA caveat information.
Because of the first reason, SRX used to give me the impression that their tools are only designed and used by the property agents. So when they told me that they also have functions for end users like us and have started focusing on consumers, I immediately approached them to give a talk to our members.
Most useful SRX tool for end users
The SRX function that I find most relevant to home buyers and retail property investors is Property Tracker because it is very common for property owners to want to find out how much their home is worth.
You just need to enter your postal code and the system will automatically generate the following data:
– x-value (market value) of sale or rent of your home;
– historical, highest and lowest x-value of your unit from TOP till now;
– the latest 5 transactions of similar units in the same project;
– listing of your neighbours selling or renting their unit;
– undervalued units near your home; and
– sold and rented units in the last 6 months and agents who handled them.
Properties in Year of the Monkey Luncheon
There are requests from some members to organize a second talk by SRX. That is why we are inviting Andrew Chee, Head of Valuations of SRX Property, to talk about How to Avoid the Pitfalls of Property Investments in 2016; at the Properties in Year of the Monkey Market Updates and Networking Luncheon this Sunday.
Busting property investment myths and deploying smart tools to avoid pitfalls are two relevant topics for anyone planning to buy their first home or looking for an investment property.
One characteristic of Property Club Singapore members is that they are all very keen learners who ask many good questions during talks. In fact, many are multiple property owners and savvy property investors who also have a lot to share themselves.
We are catering to their needs by adding a Roundtable Discussion session at the luncheon talk. All attendees will be sitting in round tables while speakers and industry experts will join them to guide the discussions as well as answer personal questions they might have. Results of the discussions at different tables will be shared and commented during the Panel Discussion session that follows.
